How To Choose A Realtor

There are several stages to choose a Realtor to help you find a home. It is normal to meet in the Realtor’s office and listen to the information s/he has prepared for you. It is not advisable to view any homes at this time.

Even if your most trusted friend referred this Realtor, listen to the initial information and ask questions in the areas of concern to you. Recommend you have a checklist with you going into the meeting. Ask your questions when the Realtor® asks if you have any questions or if you are to move from the area/room where you are meeting.

Realtors Are Licensed as Salesperson or Brokers

Some Realtors are much more skilled in sales than others. The only time this is bad for you is if you feel manipulated. The Realtor should build rapport with you to gain your trust – this is ok. Enthusiasm also is ok. If the meeting is to expound on the benefits of owning a home and have you excited enough to sign a buyers agent agreement without any substantive information about the team or services – that is not ok.

Choose a Realtor who wants to help you. If this Realtor does not make you confident s/he will help you, then find another. All Realtors are not equal. Ask more questions if you still are in doubt. If you decide to look for a different Realtor, be sure to let this one know why.

How Realtors Choose a Buyer

My buyer checklist includes these questions before the meeting:

  • Do you have a pre-approval from a reputable mortgage lender?
  • Are you first time home buyers?
  • Do you have a home to sell?
  • What is your reason for moving?

These are the highlights of my first meeting with buyer(s):

  • Review and sign the Consumer Notice as required by law.
  • Do you have the copy of the pre-approval I requested?
  • How much do you understand about purchasing a house?
  • Can you describe what you want in your new house? (This is the most critical question for the buyers to know the answer! I offer to find their 5-6-7.)
  • Describe my role assisting them with the purchase as well as their responsibilities. Do they have any questions?
  • Now it is time for the buyer(s) to decide if I am to represent them by signing the buyers agent agreement. This determines if the buyer(s) will be a customer or client.
  • Buyer(s) decide if the agent cares and the agent decides if these buyers are too risky.

Choose a Realtor who cares more about you than his/her commission.
