Part 1 – Identify Parties

The purpose of the front page is to identify parties of the agreement and is the only page without line numbers in the left column. The next front page section describes and identifies the property. The last section describes the buyer(s) and seller(s) relationship to their real estate brokers and agents.

The importance of the relationship of the buyer (and seller) to the brokers and agent(s) is the requirement to divulge if the agent is functioning as a dual agent. A dual agent, even if your designated agent, will not be your advocate in a transaction when the same agent represents the seller. The dual agent, by law, must remain neutral in all negotiations, act as a messenger and explain but not be an advocate.
